These costs are project-specific and vary based on your custom home design, land conditions, location, and local requirements.
At Northeast Modular Homes, we believe in full transparency and accurate planning. With your input, each of the items listed below is individually reviewed and researched during the planning process. This allows us to provide a clear, well-organized scope of work and accurate pricing tailored specifically to your build site and home design—so there are no surprises along the way.

Permit Fees
Our pricing includes the experience and expertise of the Northeast Modular Homes team in navigating state and local permitting requirements. We will prepare and submit all required permit applications on your behalf. Permit fees vary by municipality, county, and state. Any fees charged by local, county, or state authorities are the responsibility of the homeowner.
Power Hookup
Our base price includes all standard electrical work required to make your home fully operational. Utility providers charge separate fees to connect the home to their power grid. Because these charges vary by provider and location, all utility connection and tie-in fees are the responsibility of the homeowner.
Additional Excavation
Standard excavation is included in our base pricing. Some sites, however, require work beyond standard conditions. Common examples include rock removal, tree clearing, unsuitable soil conditions, or the need for additional fill dirt. Any excavation or site work required beyond standard specifications will be quoted separately and are the responsibility of the homeowner.
Well & Septic
Northeast Modular Homes will coordinate and complete all required well and septic work. Because well depths, soil conditions, and septic system requirements vary by location and regulation, these items are not included in the base price. Well and septic systems are treated as separate allowances and priced accordingly.
Appliances
We offer a wide selection of appliance options to fit your style and budget. Appliance selections are made during the customization phase of your home. Because appliance pricing varies significantly by brand, style, and availability, appliances are not included in the base home price unless otherwise specified.
Porch & Garage
Porches and garages are site-built structures and are not part of the modular home package. Northeast Modular Homes offers a variety of porch and garage designs to complement your home. Because these features are built on-site and vary in size, materials, and design, they are priced separately and are not included in the standard base modular home price.
